Empowering Our Ward: Learn about the Comprehensive Plan and Zoning Ordinances for 2024

It's come to my attention that many of our ward residents are not aware of what the comprehensive plan is and how zoning ordinances are designed and managed. For that reason, I'm outlining a few areas of importance where zoning should be a big consideration.

By educating residents about the comprehensive plan and zoning ordinances, I'm hoping to empower you to take an active role in shaping the future of our ward. I encourage open dialogue and want to give you the opportunity for input to ensure that these critical documents reflect the values and priorities of the people they serve.

These topics can have a significant impact on the quality of life in your ward and the broader community. Here are a few key areas where zoning should be a major consideration:

SALDO, which stands for Subdivision and Land Development Ordinance, is of significant importance in Radnor Township, especially Ward 7 where we have more complicated zoning regulations, and voters should care about it for several compelling reasons:

1. Community Character Preservation: SALDO regulations play a vital role in shaping the physical appearance of the ward. They dictate how land can be developed, the size and layout of buildings, and landscaping requirements. Because we value the unique character and aesthetics of our community, ensuring our voice is heard during review and changes of the SALDO ensures that new development aligns with these values.

2. Traffic Management: SALDO zoning includes provisions for road design and traffic flow which directly impacts your daily commute and the overall traffic conditions. Proper zoning can help alleviate congestion and improve road safety.

3. Environmental Protection: In an era of growing environmental concerns, this zoning can and will include provisions for green building standards, stormwater management, and sustainable development practices. Voters who care about the environment should support a representative that will promote responsible development and conservation.

4. Property Values: Property values are often closely tied to the quality of development in an area. Well-thought-out SALDO regulations can help protect and potentially increase property values for homeowners while ensuring new developments provide necessary amenities, green spaces, and community resources.

In summary, the SALDO is crucial in Radnor Township because it affects everything from the community's character to its environment, traffic, property values, and overall quality of life. Voters should care about zoning because it allows you to influence the direction of the township and ward while ensuring it aligns with your values and aspirations for a vibrant, sustainable, and well-maintained community.
